Stop Proposed Housing Projects Which Would Overpopulate Small Valley

Goal: Prevent an excess of high density housing from being built in Tamalpais Valley

Just north of Sausalito in an area known as Tamalpais Valley (often referred to as “Tam Valley”) there are plans to increase a population that is 7,000 strong by virtue of adding on additional high density residential developments. This area is especially lucrative because it is far easier for it, by virtue of being part of unincorporated Marin County, to receive approval than other sites within official city limits. These high density residential housing projects are being proposed in two different plans, the 2012 Draft Marin County Housing Element and the One Bay Area Plan.

Unfortunately, this area lacks the infrastructure to support such a planned population increase. Schools are already operating over capacity while transit is just as considerable an issue given that traffic nears gridlock status during peak hours. Other key support infrastructure such as retail and grocery stores are simply not present in the volume necessary to support any significant form of growth.

In order to better serve existing residents of Tam Valley, Marin County Supervisors must remove the Tam Junction Affordable Housing Opportunity Sites from the 2012 Draft Marin County Housing Element as well as remove Tam Valley from the Highway 101 Corridor Priority Development Area of the One Bay Area Plan. These alterations would reduce the amount of high density housing being placed within Tam Valley, thus drastically improving upon the quality of life for residents.

Until the infrastructure of additional schools, roadwork, and shopping is put into place there can be no high density housing within Tamalpais Valley. This begins with the aforementioned two plans that must be modified so as to not contribute to the overpopulation of Tam Valley. There can be no other acceptable alternative.

Demand that Marin County stop planning to add unnecessary and excessive housing developments.

PETITION LETTER:

Dear Supervisor Kinsey,

Tamalpais Valley (often referred to as Tam Valley) is an unincorporated area of Marin County that over 7,000 residents call home. Plans to increase this number by virtue of adding high density housing to the region could severely impinge upon the quality of life for those 7,000 currently living in Tam Valley. These high density residential housing projects are being proposed in two different plans, the 2012 Draft Marin County Housing Element and the One Bay Area Plan.

Putting these two plans into place would be a mistake. This region entirely lacks the necessary infrastructure to support such a large increase in population. Schools in the area are currently forced to operate over capacity and adding a large additional load would strain them beyond functionality. This is not the only concern however because traffic is also an issue. Currently, peak hours can already result in gridlock for commuters in Tam Valley and adding more cars with no additional roads in place would create an immovable quagmire.

As a means of better serving those residents already living in Tam Valley, Marin County Supervisors must remove the Tam Junction Affordable Housing Opportunity Sites from the 2012 Draft Marin County Housing Element as well as remove Tam Valley from the Highway 101 Corridor Priority Development Area of the One Bay Area Plan. Changing the county’s plans for Tam Valley in this fashion would reduce the amount of high density housing being placed within the valley, thus drastically improving upon the quality of life for residents.

Until such time as the infrastructural needs to support a large population increase (which includes the building of additional roads and schools) can be put into place, Tam Valley must not be blemished by unnecessary high density housing. Please take the interests of those living in the area to heart and prevent high density housing from being built in and around Tam Valley.

    Been there done that several times, yet all they do is build, build, build, making life so much harder for the people that are already in the area. It’s flat wrong.
